Frequently Asked Questions
Most of this information can be found elsewhere on our site; however, common questions are summarized here.
Is smoking allowed?
No, smoking is NOT allowed inside the cottages. Ashtrays are provided outside on the screened in porch or on the picnic tables. If your cottage smells of smoke after you leave you will be charged a $150 cleaning fee. Smoke makes extra work for our cleaning crew and extra laundry needs to be done. All of this takes extra time meaning a cottage may need to be taken out of service for a day or two.
What are the check in check out times?
Check in is 2pm or later. Check out is 10am or earlier.
If arriving after 8pm, please contact us ahead of time.
If you would like to stay later than 10am, please talk to us at least 1 day before departure to find out if it is possible. There is a $40 fee for departures after 12pm.
Are pets allowed?
Yes, pet are welcome. There is a $5/night/pet fee. Should there be damage from your pet there may be a damage fee assessed. Please do not leave pets unattended when inside a cottage or tied up outside. Barking echoes across the pond and on the river and is not appreciated by other guests. We ask that pets be on a leash when outdoors and be supervised or kenneled when inside the cottages. Please clean up after them both inside and outside. If you will be leaving your pet kenneled when you leave the cottage, please provide us with your contact number.
Are linens and towels provided?
Yes, all linens, bathroom towels and kitchen towels are provided. You may want to bring beach towels for swimming; though you may use the bathroom towels provided. If you are here a week or more, please let us know if you need a change of linens or towels.
Do you rent nightly?
Yes, cottages can be rented nightly from April to late June and late August through November; Cottages #1 & 5 have a 2 night minimum. Cottage #7 can be rented nightly throughout the season. From late June to mid-August, Cottages 1-6 are rented Sunday to Sunday.
During peak season, do you ever rent Cottages 1-6 nightly?
Yes. Starting in May, if we have a cottage available during the peak season and someone would like to stay less than a week we will usually allow it. However, Cottages 1 & 5 have a 2 night minumum.
How much is the deposit?
The deposit is 25% for stays of 4 nights or more.
For stays less than 4 nights, the deposit is the amount of 1 night plus tax.
Deposits may be paid by check, money order, major credit card (Visa, MC, Discover, AmEx), PayPal, or Venmo.
What is the occupancy for the lowest nightly rate? Is there a fee for additional people?
For all cottages, the basic rates cover an occupancy of 2 people.
There is a $10 fee per additional person per night up to the maximum occupancy of the specific cottage. Children under 6 are free.
Is there a coffee pot? Microwave?
The kitchens are fully equipped with microwave, coffee pot, toaster, refrigerator, and electric stove. Please let us know if an appliance is not working properly! Also provided are tea bags, coffee filters, and a small amount of coffee, sugar, dry creamer, olive oil, and salt & pepper. Some cottages may have other spices or baking goods that were left by previous guests.
Are cots available if we have more people than the cottage will sleep?
We have 2 cots. Please let us know ahead of time if you will need one. There is an extra fee of $25 per week or $5 per night, in addition to the additional person fee of $10/person/night. Though most of cottages will fit a cot, there is not enough room in #4, 6, or #7. Cottage #6 however, has 2 full-size couches in the living room.
Is there a bathtub?
No, all cottages have a shower stall only.
Is there daily housekeeping?
No. Extra linens and towels are provided if needed. For stays over 1 week, clean linens and towels are provided if requested.
Is the water drinkable/potable?
Yes. The tap water is pure, tested, refreshing spring water. We participate in the Maine Drinking Water Program.
Is there a playground?
There is a swingset, badminton/volleyball net and horseshoe pit.
Is there a boat for use at the cottages? Are there life jackets?
There are 2 kayaks, several canoes, and a rowboat for use on the river or pond. Boats are kept near or on the beach. Life jackets hang outside at the office. All are free for guests to use, first-come first-serve. Please return boats and life jackets after use. Do not keep them at your cottage.
Is there wood for the fireplaces and woodstoves?
Yes, kindling and firewood are provided free and can be found in the lean-to woodshed by each cottage. If you run low on kindling or wood, please let us know.
What is the cancellation policy?
Reservations cancelled at least 30 days prior to the date of arrival will be eligible for a full refund of the required deposit.
Reservations cancelled less than 30 days prior to the date of arrival are not eligible for a refund unless we rebook the cottage for all or a portion of your originally booked stay.
"No shows" waive the right to a refund of any previous payments; if no deposit was made, the guest will be charged for one night plus tax.
Are there televisions in the cottages?
No. However, if you bring a laptop or tv with DVD player, you may borrow DVDs from our large selection.
Is there WiFi?
Yes, most of the cottages have WiFi - #1, 3, 4, 5 & 6. The WiFi can also be accessed from the beach, along the road by our house, and on the causeway from the beach to the swingsets.

Is there cell phone service?
Cell service can be spotty. It is definitely better at some cottages than others. Cottage #2 has barely any service, and #6 can be limited. Other areas on the property can have very good service though!
When is the deposit due?
For current year reservations, a deposit is due within 7 days of booking a cottage.
For next year reservations, deposits are due in February.
